Bowthorpe was developed largely from the 1980s onward as one of Norwich's planned western suburbs, and while the housing is relatively recent, leadwork problems are still common across the estate.
Many of the pitched-roof houses in Bowthorpe's three villages — Chapel Break, Three Score and Clover Hill — were built with lightweight lead alternatives or thin mortar fillets at chimney junctions and rear-extension abutments. After 30 to 40 years, these materials fail and need replacing with proper dressed lead if you want a repair that actually lasts. We also see a number of flat-roof to pitched-roof junctions on Bowthorpe properties where the upstand flashing has never been correct.
